Everything you need to know before booking Deepdene

How many guests does Deepdene sleep?

Deepdene comfortably accommodates up to 12 guests across five bedrooms in the main house and the separate self-contained annexe.

There is also a small additional room where a child’s bed can be provided by prior arrangement, allowing a maximum of 13 guests where appropriate.

Please contact us before booking if your group requires accommodation for 13 so we can confirm the sleeping arrangements and make sure they are suitable for your stay.

How many bedrooms and bathrooms are there?

Deepdene has seven bedrooms in total: six bedrooms in the main house, including a small single bedroom best suited to a child, plus a detached self-contained annexe with its own king bedroom.

The smaller child’s bedroom has a single bed and is best suited to a younger guest, while the other bedrooms provide the main sleeping accommodation for adults and older children.

The property has 4 full bathrooms plus an additional WC, giving 4.5 bathrooms in total.

Is the annexe included with Deepdene?

Yes. Every Deepdene booking includes the detached self-contained annexe.

The annexe has its own king bedroom and living space, together with a newly fitted bathroom with bath and rainfall shower.

It works particularly well for grandparents, another couple, older children or anyone in the group who would appreciate some additional privacy.

The annexe is not let separately to another guest group while Deepdene is booked.

Can the annexe be booked on its own?

Yes. The annexe is also available independently on selected short-notice dates when the full Deepdene property has not been booked.

It is detached from the main house and provides private, self-contained accommodation with its own king bedroom, living space and bathroom.

If I book only the annexe, will another holiday group be staying in the main house?

No. We do not let the main house and annexe to separate guest groups at the same time.

If the annexe is booked independently, the main house will not be let to another holiday group during the same dates.

Do we have the whole property to ourselves when we book Deepdene?

Yes. Guests booking Deepdene have exclusive use of the main house, annexe, gardens, terrace and parking areas during their stay.

The annexe forms part of the Deepdene booking and will not be let separately while your group is staying.

A small number of private owner cupboards and storage areas remain locked.

Is Deepdene suitable for families?

Yes. Deepdene works particularly well for families and multi-generational groups.

There are several living spaces, large gardens, a level lawn and a selection of games including table tennis, volleyball and other indoor and outdoor activities.

The separate annexe can also work particularly well for grandparents, another couple or older children who would appreciate their own space.

The house is arranged over three floors and the gardens are on several levels, so younger children should be supervised appropriately.

Is Deepdene suitable for groups of friends?

Yes. The house has plenty of space for groups to spend time together without feeling crowded.

With multiple living areas, six bedrooms and the separate annexe, there is also plenty of room for guests to have some privacy during a longer stay.

We welcome responsible groups, but Deepdene is a private family home in a peaceful residential setting and is not a party house.

Are parties or events allowed?

No parties or events are permitted unless specifically agreed with us in advance.

We ask guests to be considerate of our neighbours, particularly when using the terrace and gardens in the evening.

Can we invite additional visitors during our stay?

Only registered guests should stay overnight at the property.

If you would like to have additional daytime visitors, please contact us in advance so we can confirm whether this is suitable.

Is there parking?

Yes. There is private off-road parking for approximately four cars.

We ask guests to park within the designated areas and avoid obstructing neighbouring properties or Charlcombe Lane.

What time is check-in?

Check-in is from 3:00pm.

Full arrival, parking and access instructions are provided before your stay.

Earlier check-in may occasionally be possible by prior arrangement, depending on cleaning and previous bookings.

What time is check-out?

Check-out is by 10:00am, unless another time has been agreed in advance.

Can we walk into central Bath?

Yes. Central Bath can be reached on foot, although the route is hilly in places.

For guests who enjoy walking, it is a pleasant way to reach the city.

Taxis, Ubers and local buses are also available and are often the easiest option, particularly in the evening or when travelling with children.

How far is Deepdene from Bath Spa station?

Bath Spa is the nearest mainline railway station.

The easiest onward journey from the station is by taxi or Uber.

Do we need a car?

No. Many guests choose to leave their car at Deepdene and use taxis, buses or walk into Bath.

A car is useful if you would like to explore the wider Somerset countryside, Wiltshire or the southern Cotswolds.

Is there outside space?

Yes. One of Deepdene’s main attractions is its outdoor space.

The property has extensive private gardens, a large level lawn and an elevated terrace with views across Charlcombe Valley.

Guests booking the full Deepdene property have private use of these areas during their stay.

Can we eat outside?

Yes. The terrace has outdoor seating and is a lovely place to relax, eat and enjoy the valley views in suitable weather.

We ask guests to be considerate of our neighbours when using the outside areas in the evening.

Are there games and activities at the house?

Yes. Guests can enjoy table tennis, volleyball and a selection of indoor and outdoor games.

Is there a full kitchen?

Yes. Deepdene has a large family kitchen with a central island and is equipped for normal cooking and dining during your stay.

The kitchen forms the heart of the house and works particularly well for families and groups staying together.

Is Wi-Fi available?

Yes. Wi-Fi is available throughout the property.

Network details and the password are provided with your arrival information.

Are towels and bed linen provided?

Yes. Bed linen and towels are provided for registered guests.

Are there laundry facilities?

Yes. Laundry facilities are available at the property.

Are the fireplaces available to guests?

The house has fireplaces in some living areas.

Where they are available for guest use, please follow the instructions provided at the property and never leave a fire unattended.

Are pets allowed?

Please contact us before booking if you would like to bring a pet so we can confirm whether your stay and group are suitable.

Is smoking allowed?

No. Smoking and vaping are not permitted inside the main house or annexe.

Is Deepdene accessible?

Deepdene is arranged over three floors, and the gardens are set across several levels with steps between the terrace, lawn and parking areas.

The property is therefore not designed as fully accessible accommodation.

The annexe is detached from the main house, so guests also need to move between the two buildings when using both.

If mobility or accessibility is important for anyone in your group, please contact us before booking and we will be happy to explain the layout in more detail.

Is the annexe separate from the main house?

Yes. The annexe is detached from the main house and has its own king bedroom, living space and bathroom.

This makes it particularly useful for guests who would appreciate some additional privacy while still being part of the overall Deepdene booking.

Is Deepdene a purpose-built holiday let?

No. Deepdene is a genuine private family home, which gives it more character, individuality and space than a typical purpose-built holiday property.

A small number of private owner cupboards and storage areas remain locked during guest stays.

Is there someone available if we have a problem?

Yes. Guests receive contact details before arrival and can get in touch if there is a problem with the property or if help is needed during the stay.

We give guests their privacy but are available when needed.

How does payment work?

The current price and payment schedule are shown clearly before you complete your direct booking.

Payments are processed securely online.

Is there a damage or security deposit?

Any applicable security or damage arrangements are shown clearly as part of the booking process before the reservation is confirmed.

What is the cancellation policy?

The cancellation terms applying to your stay are displayed before you book and form part of the booking terms.

Please review them before confirming your reservation.

Will the direct price be the same as Airbnb or other booking sites?

Not necessarily.

Rates on this website are shown live and may differ from those displayed on third-party booking platforms.

Why should I book direct?

Booking direct gives you live availability, current direct rates, secure online payment and direct contact with your host.

It also avoids the additional layers involved when booking through a third-party platform.

Who hosts Deepdene?

Deepdene is hosted by an experienced host who has welcomed guests to properties in the UK and overseas for a number of years, with consistently excellent reviews and many happy guests.

Deepdene is our family home, so we know the house and surrounding area extremely well.

We give guests their privacy while remaining available if help or local recommendations are needed during their stay.

What is there to do nearby?

Deepdene is well placed for both Bath and the surrounding countryside.

Guests can explore the Roman Baths, Bath Abbey, Royal Crescent, The Circus and Pulteney Bridge, as well as Bath’s restaurants, cafés, independent shops and galleries.

Countryside walks are also available around Charlcombe and Lansdown, while longer day trips can include Bradford-on-Avon, Castle Combe, Lacock, Wells, Cheddar Gorge and the southern Cotswolds.
